What we take on

Your home has a manager. You don't have another job.

  • Routine property oversight and documented reporting
  • Vendor coordination and on-site supervision
  • Preventative maintenance scheduling and oversight
  • Complete home records: systems, make, model, age, service history
  • Storm readiness and post-storm assessment
  • Arrival and departure preparation
  • Priority emergency coordination, 7 days a week
  • Home access and contractor supervision
  • Concierge support for the day-to-day
  • Member portal: home profile, care plan, requests, billing

Project Management

Renovations, repairs, and complex vendor work — scoped, quoted, and managed end to end. No arbitrary clock running in the background.

  • Scope defined and quoted before work begins
  • Bid solicitation and vendor selection
  • Schedule, access, and site supervision
  • Progress documentation and punch list
  • Warranty and record keeping

Vendor Services

You pay the vendor. Mangrove owns the relationship — sourcing, scheduling, supervising, and standing behind the result.

  • Vetted, licensed, insured local network
  • Transparent third-party pricing, no hidden markup
  • An agreed coordination fee, disclosed in writing
  • One record of every service performed on your home

Your membership fee is a single monthly number, agreed in writing. Larger projects are quoted separately on scope. Vendor work is billed at transparent third-party cost with an agreed coordination fee — explained in full during your consultation, never buried in fine print.

The budget your home already has

Most owners never plan for it. They just pay for it.

Every residence carries a maintenance budget whether anyone has written it down or not. This is the number, and what it is actually for.

The planning standard

Plan 2—3% of your home's value, every year.

Owners rarely think of it as a budget, but the number is real. Maintenance, repairs and the eventual replacement of every system in the house cost roughly two to three percent of the property's value each year. That money gets spent either way. The only question is who decides when, and on what.

Coastal and waterfront residences sit toward the upper end — salt air, dock and seawall, pool and storm equipment all shorten the clock.

What the budget is really for

  • Central air conditioning12—15 years
  • Roof15—25 years
  • Water heater8—12 years
  • Pool and spa equipment5—10 years
  • Sealants, paint, pavers3—7 years

These expire on their own schedule, not yours. Managed, they are planned line items. Unmanaged, they arrive as an emergency — at the worst possible price, on the worst possible day.

Your Mangrove membership is a fraction of this budget. What it buys is the direction of the rest of it — planned work instead of reactive spend, one accountable number instead of a drawer of invoices.
